Macomb County, MI Short Sale – Mortgage Debt Relief Act is Expiring

Macomb County, MI – May 22, 2012  Distressed homeowners in Macomb County, MI will soon no longer be able to take advantage Mortgage Debt Relief Act. The law, enacted in 2007, helps distressed homeowners by relieving them of additional tax responsibility that often accompanies cancelled or forgiven debt.

“For many homeowners, even if the bank agreed to cancel or lessen their debt, they were unable to afford the extra taxes that they owed” says Dolores Gaskell, CDPE, of Macomb Metro Realty, Inc. “In many cases, the additional taxes would equal tens of thousands of dollars. It was like trading one unmanageable debt for another,” Gaskell added.

The Mortgage Debt Relief Act has provided opportunity for millions of distressed homeowners in the marketplace to take advantage of short sales or loan modifications without worrying how these actions will affect their future finances. The law is set to expire and time is running short for homeowners with unaffordable mortgage to take advantage of its benefits.

As a Certified Distressed Property Expert (CDPE),  Dolores Gaskell is knowledgeable of the entire landscape of foreclosure avoidance options and is distinctly qualified to negotiate with banks and help financially strapped homeowners regain peace of mind and a sense of stability for the future.

Dolores Gaskell has developed a free report entitled “Time is Running Out: How the Mortgage Debt Relief Act can save your home” that is accessible from her website, Or call Dolores at 586-438-3038 to have the report emailed to you.

Short Sales and Strategic Default Macomb County, MI

You may not know it, but there are millions of people in this country who are being given bad advice.

Homeowners who feel that there is no escape from their unmanageable mortgage are being told that they can simply walk away.

It is called Strategic Default. For distressed homeowners who believe that they have no good choices left, the idea of walking away free of consequence may sound like a relief. The reality, however, is that choosing strategic default can have serious repercussions not only on their credit report but the bank may choose to go after the homeowner for a default judgment after the foreclosure.

ImageThere are better options available! A Short Sale is generally considered one of the most viable alternatives to foreclosure and short sales allow homeowners to minimize financial damage and move on from a burdensome, unaffordable mortgage. In many cases, short sales allow borrowers to qualify for a new mortgage in as little as two years, as opposed to five to seven years or more after a foreclosure.

There are many myths about how short sales work, including the rumors that they have the same effect on your credit as foreclosures and are impossible to successfully complete a short sale. I can show you how that’s just not true, and how securing a loan for a home in the future is much quicker after a short sale rather than a foreclosure. New bank and government short sale programs have also made the short sale process more streamlined and efficient process for all parties involved.

Remember: Doing nothing does not solve anything!

Strategically defaulting guarantees that the maximum credit score consequence will result. There is no ability to negotiate, no opportunity to create a better situation for your future, and no chance of buying a new home for the next five to seven years.

Strategic Default is not the best option for distressed homeowners in Macomb County, MI

Chesterfield Twp, MI – 5/9/2012 – For homeowners in danger of losing their home, walking away might seem like an attractive solution. “Many distressed homeowners in Macomb County have been getting bad advice when it comes to strategic default,” said Dolores Gaskell, CDPE and Broker/Owner of Macomb Metro Realty, Inc. “It has become fashionable for some so-called experts to recommend defaulting on your mortgage as a method of dealing with pending foreclosure, but this is actually one of the worst options imaginable,” Gaskell added.

Strategic Default is a method that some homeowners who are in danger of losing their home to foreclosure choose to take. Rather than spending more money trying to save the home, they simply let the bank foreclose, take the credit hit and then walk away. “It is unfortunate,” said Gaskell,  “because there are so many better options available to homeowners under the threat of foreclosure than this.”

While Strategic Default may provide immediate relief to the overwhelming feeling that the threat of foreclosure brings, it can have devastating effects on a homeowner’s future ability to find affordable housing.

As a Certified Distressed Property Expert (CDPE), Dolores says that she makes a point to find the best possible options not just for the present, but for the future as well. “There are options for homeowners in Macomb County that can have a much lighter effect on their credit while also allowing them to walk away from an oppressive mortgage.”

Macomb County, MI Agent Provides Website for Homeowners Facing Foreclosure

Online report outlines alternatives to foreclosure for distressed homeowners in the Macomb County, MI area .

Chesterfield Twp,  MI – May 6, 2012 – Local CDPE-designated agent, Dolores Gaskell of Macomb Metro Realty, Inc. has developed a website providing information describing several opportunities for homeowners to avoid the negative financial impact of foreclosure.

This community resource is available at and defines foreclosure alternatives including short sales, loan modifications, and forbearance.

“It’s a concern to me that so few in our community know their options when they start to fall behind on mortgage payments,” Gaskell said.  “If they act quickly and get informed, they can make informed decisions to find financial stability.”

Foreclosure alternatives such as short sales—which now make up over one-third of real estate closings across the nation—are an increasingly popular way for both homeowners and lenders to minimize their losses in this tough economy.

“More lenders are realizing that they can save money in a short sale versus a foreclosure, and are more likely than they were three years ago to approve a short sale offer.” Gaskell said.  “This is good news for homeowners because they now have more options than ever.”

The CDPE designation Dolores Gaskell has acquired provides real estate professionals with specific understanding of the complex issues confronting distressed homeowners.  Through comprehensive training and experience, CDPE-designated agents are able to provide solutions for homeowners facing financial hardship in today’s market.
